This pilot project serves as an example of the 1=3 concept, increasing density of single family zoned properties from 1 unit to 3 units, for affordable housing development.
The Sebastopol pilot project currently has a single family residence on the property. CSCLT plans to split and expand the primary home to create two units. One unit will be a 1 bedroom, 1 bath JADU with its own kitchen, private entrance and the second unit will be a 1 bedroom, 1 bath, utilizing the existing footprint of the original home plus small addition. The third unit will be a detached 2 bedroom, 2 bath bath ADU.
By replicating this model, it is possible to deliver housing units at lower overall cost than typical affordable rental LIHTC projects.
